One of the newest and most prevalent appraisal types is Chapter 13 Bankruptcy Appraisals. The Chapter 13 Bankruptcy Appraisals are the basis for a category of bankruptcy that will allow the homeowner to usually keep their home. This Chapter 13 Bankruptcy is a great solution for those that have found themselves in an "upside down" position with their home mortgage. Also when there is a death, an estate appraisal is required to provide to the court to document the value as of the date of death. The estate or probate appraiser is an important part of the probate appraisal process. If you are in the process of a divorce, the divorce appraiser will be the basis for agreement between the divorcing parties. A divorce appraisal is always required if there is a dispute between the divorcing parties. Appraisers are important experts in any real estate type lawsuit that is being litigated between parties. The appraiser that serves as an expert witness will often times be the sole basis that the judge will use in determining the division of property. With all the people having trouble with their mortgage being "upside down", REO real estate owned or bank owned properties are a large part of the appraisers activities. With all the fuss about appraisers not serving the financial institutions in a non biased manner, appraisal review for FannieMae and FreddieMac are another large part of our current workload. The appraisal reviews for these large concerns are to determine their position in respect to individual appraisers past appraisal history. Appraisal Review is the basis for their position. Our practice is based in St Petersburg Florida but we serve the Tampa Bay Metroplex which includes Saint Petersburg, Clearwater, Largo, Palm Harbor, Seminole and other cities in Pinellas County.
